Do I need planning permission for a garage conversion?+
In most cases no — garage conversions on detached, semi-detached and terraced homes in Reading, Slough, Wokingham, Bracknell and the Royal Borough fall under permitted development, provided the external appearance and footprint are largely retained. For conservation areas or properties with restrictive covenants we lodge a lawful-development certificate or full planning application on your behalf as part of the fixed quote.
How much does a garage conversion cost?+
Every SIB conversion is bespoke — insulation depth, glazing choice, electrics, heating, plumbing for utility or en-suite, flooring and finish all change the cost. We deliver a fixed-price quote after a free survey rather than publish a range, because a single-garage office is a very different brief from a double-garage annexe with kitchenette and wet room.
How long does a garage conversion take?+
A standard single-garage office or studio is typically 4 weeks on site; a double-garage cinema room or gym is 6 weeks; a fully-fitted annexe with bathroom and kitchenette is 6–8 weeks. You receive a dated programme so you know when each trade arrives — strip-out, structural opening, insulation, electrics, plumbing, plastering, flooring and finish.
Will a garage conversion add value to my home?+
Yes — a Building-Control-signed-off, properly insulated and naturally lit garage conversion typically adds 5–10% to property value in the Thames Valley because it adds genuine, mortgage-valuable habitable floor area. Yes — we route new drainage, hot and cold water, MVHR ventilation and 13-amp ring mains as part of the conversion. Annexe conversions typically include a walk-in shower, vanity, WC and a compact kitchenette suitable for guest, multigenerational or income-ready use, all signed off by Building Control.
